Why Do Some Rooms in San Diego Homes Stay Hotter Than Others?

It’s a familiar problem for many San Diego homeowners.
The thermostat says 74 degrees. The living room feels comfortable. You walk into a bedroom down the hall—and suddenly it feels five or ten degrees warmer.
You lower the thermostat.
The air conditioner runs longer.
The comfortable rooms get colder, but that stubborn room still feels warm.
So what's going on?
Uneven temperatures are one of the most common comfort complaints in a home, and the answer isn't always the HVAC system. Your home's insulation, air leakage, windows, attic conditions, ductwork, orientation, and even recessed lighting can all contribute to the problem.
As a home inspector, I like to think of a house as a complete system. When one room isn't performing like the others, the goal is to figure out what makes that part of the house different.
Here are some of the places I look.
1. Your Attic May Be Heating the Room Below
On a warm San Diego afternoon, an attic can become significantly hotter than the living space beneath it.
The insulation between the attic and your ceiling acts as a thermal barrier. If that insulation is missing, thin, compressed, displaced, or unevenly installed, more attic heat can reach the ceiling below.
This can create rooms that are noticeably warmer than neighboring spaces—even though they're being cooled by the same HVAC system.
This is especially worth investigating when one room consistently becomes uncomfortable during the hottest part of the afternoon.

If one room is noticeably warmer than another, don't immediately assume you need a bigger air conditioner. The problem may be with the home's thermal envelope rather than the HVAC equipment itself.
2. Recessed Lights Can Create Hidden Air Leaks
Recessed lighting is extremely common, but older fixtures weren't always designed to be airtight.
Every opening in the ceiling creates another potential pathway between the conditioned living space and the attic.
One fixture may represent a relatively small opening.
But what happens when you have six?
Or twelve?
Or twenty throughout the house?
Those small openings can create a much larger combined leakage area.
During thermal imaging, temperature differences around recessed fixtures can sometimes make these areas stand out dramatically.
Older fixtures also require some caution before adding insulation or sealing around them. A qualified contractor should determine whether fixtures are appropriately rated before modifications are made.
3. Your Attic Access Can Be a Giant Hole in the Thermal Envelope
Attic access panels are another commonly overlooked area.
Think about it: you can have an insulated ceiling across the entire house and then cut a large opening into it for attic access.
If that opening isn't properly insulated and weather-stripped, heat and air can move through the area much more easily.
During a recent San Diego home energy assessment, thermal imaging showed a significant temperature difference around an attic access that looked completely ordinary to the naked eye.
That's why visual appearance only tells part of the story.

Some of the most interesting thermal findings aren't dramatic defects. They're ordinary parts of the home that were never properly incorporated into the building's air and thermal barriers.
4. The Room May Get More Afternoon Sun
Sometimes the explanation is surprisingly simple.
Which direction does the room face?
West-facing rooms can receive intense afternoon sun at exactly the same time outdoor temperatures are peaking.
A bedroom with several west-facing windows may experience a much larger heat load than a similar bedroom on the opposite side of the house.
Southern exposure can also increase solar gain depending on the home's design, shading, roof overhangs, and time of year.
That doesn't necessarily mean anything is "wrong" with the house.
It means that room is being asked to handle a different environmental load.
5. Windows Can Make a Big Difference
Windows are another major part of the building envelope.
Older single-pane windows generally allow substantially more heat transfer than modern insulated glazing. But even newer windows can contribute to comfort differences depending on their size, orientation, shading, and condition.
Things worth considering include:
Window size
Number of windows
Sun exposure
Damaged or deteriorated seals
Gaps around frames
Window coverings
Exterior shading
A room with a large west-facing window will naturally behave differently from an interior room with one small shaded window.
6. Ductwork May Be Part of the Problem
Sometimes the issue really is the HVAC distribution system.
A room may receive less conditioned air because of:
Damaged ductwork
Disconnected ducts
Restricted ducts
Poor duct design
Leakage
Closed or obstructed registers
Long duct runs
Ductwork located in an attic also operates in an unforgiving environment. Conditioned air traveling through a hot attic needs properly installed and insulated ducts to reach the room effectively.
A qualified HVAC professional can evaluate airflow and system balancing when distribution problems are suspected.
7. Air Leakage Doesn't Always Look Like a Draft
When people hear "air leak," they often imagine feeling air blowing through a crack around a door.
Many leaks aren't that obvious.
Air can move through penetrations around:
Plumbing
Electrical wiring
Ceiling fixtures
Exhaust fans
Attic access panels
Wall penetrations
Doors and windows
Individually, these openings may seem insignificant.
Collectively, they can affect comfort and energy performance.
8. San Diego's Microclimates Matter
A home near the coast and a home in El Cajon may experience dramatically different summer conditions.
Coastal homes often benefit from cooler temperatures and marine influence.
Move inland, however, and summer temperatures can climb considerably.
That means an insulation deficiency or air leak that causes only a minor comfort issue near the coast may become much more noticeable in an inland home during a hot afternoon.
The house doesn't exist independently from its environment.
Its location matters.
How Thermal Imaging Helps
This is where thermal imaging becomes particularly useful.
An infrared camera detects differences in surface temperature and converts those differences into an image.
Under appropriate conditions, thermal imaging can help identify patterns associated with:
Missing or inconsistent insulation
Air leakage
Moisture
HVAC distribution
Attic access deficiencies
Temperature differences around windows and doors
But there's an important distinction:
A thermal camera doesn't see through walls.
It measures surface temperatures.
Those temperature patterns provide clues that can help an inspector determine where additional investigation may be warranted.
That's why thermal imaging is most useful when combined with knowledge of building systems rather than treated as a magic camera that "finds everything."

A thermal anomaly tells me where to investigate—not necessarily what caused it. The camera is a diagnostic tool; interpreting what it's showing is where experience matters.
What Should You Do If Your Home Cools Unevenly?
Start with the simple things.
Check that registers are open and unobstructed.
Replace dirty HVAC filters.
Consider when and where the uncomfortable rooms receive direct sunlight.
Then look deeper.
A home energy assessment may help identify deficiencies in insulation, air sealing, attic access points, windows, and other components of the building envelope.
If airflow appears to be the issue, an HVAC professional can evaluate ductwork and system balancing.
The goal isn't simply to make your air conditioner run longer.
It's to understand why the room requires more cooling in the first place.
The Bottom Line
Uneven temperatures don't always mean something is broken.
Often, they're the result of several small factors working together.
A little missing insulation.
A few unsealed recessed lights.
A poorly insulated attic access.
West-facing windows.
A long duct run.
Individually, each may have a modest effect.
Together, they can create the room everyone avoids during a San Diego summer.
