What does a home inspection include?

A home inspection is a visual evaluation of the home’s major systems and components, including the roof, foundation, structure, electrical, plumbing, HVAC, interior, exterior, and visible insulation. The goal is to identify safety concerns, defects, and items that may need repair or further evaluation.

How long does a home inspection take?

Most inspections take 2–4 hours, depending on the size, age, and condition of the property. Larger or older homes may take longer to inspect thoroughly.

Should I attend the home inspection?

Yes, attendance is encouraged. Being present allows you to see issues firsthand, ask questions, and better understand the condition of the home. A summary is typically provided on site, with a full report delivered shortly after.

How soon will I receive my inspection report?

Inspection reports are usually delivered the same day or within 24 hours. Reports are clear, detailed, and include photos to help explain findings.

When should I schedule my inspection?

If you’re a buyer, you should schedule an inspection as soon as you have a signed contract in place. The standard contract agreement only allows 17 days for buyers to perform investigations and removal of contingencies. Most REO and bank foreclosure sales insist on even shorter contingency periods. If you are selling a property, consider a pre-listing inspection before putting the home on the market. This will give you time to consider making any necessary repairs to boost buyer confidence and help your home rise above the nearby competition.

What happens if the inspection finds problems?

Finding issues is normal, even in newer homes. The inspection report helps you make informed decisions, such as negotiating repairs, requesting credits, or planning future maintenance. The inspector does not perform repairs or estimate costs.

Do home inspectors find every problem?

No. A home inspection is a visual, non-invasive evaluation performed on the day of the inspection. Inspectors can only report on what is visible and accessible at the time. Some issues may be hidden behind walls, under floors, inside ceilings, or blocked by personal belongings. The goal of a home inspection is to identify material defects, safety concerns, and signs of potential issues, not to predict future failures or uncover concealed conditions.

How much does a home inspection cost?

Home inspection pricing depends primarily on the size, age, and features of the property. In San Diego County, most inspections range based on square footage, with larger or older homes requiring more time and documentation. Add-on services such as mold, radon, termite (WDO), pool, or sewer inspections are priced separately. The starting rate for a single-family home inspection is $449.

Should I get add-ons (Mold / WDO / Radon) in a place like San Diego?

It depends on the property and your risk tolerance, but in many cases, yes — these add-ons provide valuable insight beyond a standard inspection.

  • Mold inspections are recommended if there are signs of moisture, musty odors, past leaks, or coastal humidity concerns.

  • Radon testing is less common in some parts of Southern California than other states, but testing is the only way to know levels inside a specific home.

  • Wood-Destroying Organism (termite) inspections are highly recommended in San Diego due to the region’s climate and prevalence of wood-framed construction.

Do you charge travel fees?

No travel fees within San Diego County.

Are there extra charges for older homes?

Yes--homes over 75 years old require additional inspection time.
